HOW TO BUILD A
PRECINCT BRAND THAT
STAYS FRESH FOR YEARS

INSIGHTS

Property development isn’t a quick game. Large-scale precincts take years – sometimes decades – to fully realise, moving through distinct stages. Throughout that journey, how do you keep a brand fresh, relevant and exciting?
    1. Build a Future-Proof Foundation

A successful precinct brand should capture the entire vision of a precinct, enabling it to contextualise what will come in subsequent stages. The most effective strategy is to establish a brand platform that can support multiple mini-campaigns, stage launches and milestone moments over time, without losing consistency.

This is where storytelling comes in. A compelling narrative that can be told across chapters will create continuity through years of development and drive recall and understanding over time.

    1. Tell a Story in Chapters

A great example is our work on Melbourne Square. We launched the precinct with a masterbrand built around the idea of chapters – a creative platform that acknowledged the many stages still to come, from residential to commercial to retail and potentially hotel offerings.

The campaign launched with messaging including ‘A new chapter for Melbourne living’ and ‘Melbourne’s greatest story is about to be told.’ This future-facing narrative gave the project room to grow, with flexibility to spotlight different aspects of the precinct as they came to life.

Our theme, ‘A new story every day,’ became a versatile tool for multiple campaigns across the first stage, for example:

  • A culinary story to promote the retail and dining experiences
  • A wellness story to highlight residential amenity
  • A natural story to hero the park and green spaces

This approach kept the brand dynamic and allowed us to introduce new facets of the development over time while staying anchored to a single, recognisable idea.

    1. Design a Timeless Brandmark

Equally important was the creation of a brandmark that would last. For Melbourne Square, we drew inspiration from the masterplan’s square shape – a symbol of a self-contained microcosm for residents and a gateway to the city beyond.

The result was a logo that was simple, bold and future-proof – designed to work across residential launches, retail campaigns and even events without feeling outdated or disconnected.

    1. Evolve the Brand for New Stages

A strong precinct brand gives you room to grow into sub-brands. When it came time to launch stage two, BLVD, we could build on years of equity in the Melbourne Square masterbrand. By incorporating the Melbourne Square icon into the BLVD logo, we linked the new tower intrinsically to the precinct’s story while giving it its own unique personality.

This approach created a brand hierarchy that feels cohesive and confident, showing buyers that BLVD is part of a larger, thriving destination. Now we’re working on stage three, we’ve applied the same thinking to create a brand and narrative that is fresh and exciting, but importantly links back to the precinct brand. (Coming soon!)

The Takeaway

Precinct development is a marathon, not a sprint. The best brands are designed with longevity in mind — they set a clear vision, tell a story in chapters and evolve gracefully as each stage comes to life.

When you invest in creating a brand platform that can flex and grow with your project, you ensure your precinct stays relevant and compelling from day one to final completion. And importantly, by creating a strong foundation for the precinct, it supports the sales process making it easier to sell – from the start and over time.
